Our Three Pricing Options

Option 1: Client-Directed Cost-Plus Agreement

 Most Control | Lowest Overall Cost

This option gives the owner direct control over vendor relationships and cash flow while benefiting from professional construction leadership.


How it works:

  • You contract directly with and pay vendors and subcontractors
  • We provide oversight, scheduling, coordination, quality control, and consulting
  • No contractor financing or material markups


Compensation:

  • 10% fee on all labor and materials
  • $1,500 monthly administrative and project management fee


Best for:

 Cost-conscious clients, financially disciplined owners, and retirement builders who want transparency and control. 

Option 2: Full-Service Cost-Plus Agreement

Least Effort | Maximum Convenience  

This is a fully managed solution designed for clients who value time, simplicity, and professional execution.


How it works:

  • We procure materials and hire subcontractors
  • We manage payments, scheduling, supervision, and accounting
  • You receive detailed monthly statements 


Compensation:

  • 20% fee on all labor and materials
  • $1,500 monthly administrative and project management fee


Best for:
Clients who want a smooth, hands-off experience with professional oversight from start to finish.

Option 3: Owner-Builder Support/Hybrid Agreement

Flexible | Owner-Builder Friendly

This advisory-based model provides professional support while the owner retains primary execution responsibility.


How it works:

  • You manage execution and decision-making
  • We provide consulting, guidance, and access to our pricing on sourced labor      and materials


Compensation:

  • 10% fee on labor and materials sourced through us
  • $1,500 monthly administrative and advisory fee


Best for: 

Experienced owner-builders or rural property owners who want flexibility with professional backup.
